Direct Booking Cancellation Policy 

At Lithos & Key, we understand that travel plans can change. Please review our booking terms associated with your stay at one of our beautiful vacation apartments. For guests booking directly through Lithos & Key, we offer a streamlined payment and cancellation structure. This policy ensures your residence is secured while providing a fair window for travel adjustments.

1. General Provisions 
 

• The 24-Hour Grace Period: All reservations qualify for a full 100% refund (including all service and cleaning fees) if cancelled within 24 hours of the booking confirmation, provided the cancellation occurs at least 7 days before the scheduled check-in date. (-5% admin fee)

• Cleaning Fees: Cleaning fees are always 100% refundable if the guest has not checked into the property.

• Check-in Time: All "days" in this policy are calculated based on a 3:00 PM local time check-in.
   

2. Deposit & Payment Schedule
 

• Initial Deposit: A 50% deposit of the total reservation cost (including taxes and fees) is required at the time of booking to secure your dates.

• Balance Payment: The remaining 50% balance is due 7 days prior to your scheduled check-in date. 
   

3. Cancellation Tiers & Refunds
 

Your refund eligibility depends on the timeline of your cancellation notice:

• 30+ Days Before Check-in: The initial 50% deposit will be refunded. We reserve the right to withhold a 5% administration fee.

• 15 to 29 Days Before Check-in:

  • The 50% deposit is non-refundable.

  • If the full balance was already paid early, 50% of the total booking value will be refunded.

• Within 14 Full Days of Check-in:

  • No Refund. All cancellations made within 14 days of the arrival date are 100% non-refundable.

  • At this stage, the property is fully committed and the total balance is retained to cover the loss of availability. 
     

4. Extenuating Circumstances
 

We may, at our sole discretion, consider waiving or reducing fees in cases of genuine and documented extenuating circumstances, such as serious personal illness requiring medical certification, death in the immediate family, or a government‑ordered evacuation that renders the stay unsafe or impossible. Any such request must be submitted promptly and accompanied by proof; approval is not guaranteed and does not automatically override the standard cancellation terms above.
